Building Restrictions
Buildings must conform to the estate's layout (residential or commercial sections). Allowed: Bungalows, duplexes, block of flats. Not allowed: “Face-Me-I-Face-You” or high-rise buildings. All designs must comply with the estate’s building control and be approved by the company and Delta State Government.
Allocation
Paper allocation is done based on layout. Physical allocation is done after full payment and usually during the dry season.

After full payment, subscribers receive: Full payment receipt Contract of sale Payment notification letter
Initial Deposit Acknowledgment
A letter acknowledging subscription and receipt of payment is issued.
Additional Payments
Can be made before physical allocation.
Default Penalty:
10% default fee will be charged on the current price of subscribed plots for delayed payments beyond the specified period.
Price Changes
Prices of plots and documentation fees may change due to government policy or inflation.
Mode of Payment
Payments must be made to PWAN Haven Investment & Realtors Ltd’s designated bank accounts only. No payments should be made to agents. The company is not liable for deviations from this rule.
Resale of Plot
Allowed after full payment. If resold by the company: 10% agency fee per plot. If resold by the client: ₦20,000 admin fee per plot.
Refund Policy:
Refund allowed but subject to: 10% administrative fee 30% agency fee 90 days processing period Possible extension of another 60 days if necessary
Feedback Form
Buyer must complete and submit a feedback form after purchase.
